is this program for?

This program is for low to moderate income households who intend to occupy the property as their primary residence.

The applicant DOES NOT need to be a first time  homebuyer for the stand alone first mortgage.

All closing cost and down payment assistance programs DO require that the applicant be a first time homebuyer

How

do the programs work?

 

There are 3 different programs that can be used to cover down payment or closing costs.

The programs must be used with a CalHFA first mortgage.

All of these programs are loans, not grants

What

properties are eligible?

Single family homes, town homes and condominiums located within the State of California are eligible.

Maximum Sales Price: $765,000 for attached and detached properties

What

else do I need to know?

As already mentioned, these guidelines are not the complete set of eligibility and qualification requirements but rather an overview.

 

  • The  down payment and closing cost assistance programs must be used along with the CalHFA first mortgage. They offer FHA, VA, USDA and conventional loans with fixed rates
  • CalHFA sets the interest rates on all programs.
  • Applicants must complete a homebuyer education class
  • Minimum credit score: 660 unless first mortgage is conventional and applicant does not qualify under the low income guidelines. Standard conventional loan requires a minimum score of 680
  • Your new total housing payment plus all other household monthly debts cannot exceed 45% of your total gross income.
